Recommendation - It should be an easy fix and love the heat. They do love water, but overwatering can cause it to thrive but then it won't bloom. All these could be a factor. They don't need a lot of fertizlizer.

• Dave - His willow acacia is bent all the way over. He was told not to stake it, but can he or should he just replace it?

Recommendation - John & Jeff share their preferences and give some tips on pruning it and how to properly stake it, setting it up to thrive without the stake later in it's life. 

• Cheryl - Her orange trees are not producing anymore and now the leaves are wilting and the fruit is very small. What do we think it is?

Recommendation - She needs to take pictures down to a local nursery or have an arborist stop by. This summer had record heat and many citrus is struggling. Fungus could be an issue with the recent rain and her watering habits. 

• Josh - What is the best type of grass to grow in Arizona?

Recommendation - We have different varieties of bermuda grass, generally speaking. Jeff talks about winter lawns too.

• Ryan - Just moved into his dream house and put in sod. He was told not to overseed it the first year. What do we think?

Recommendation - Jeff agrees. He would hold off this first year and once in a while he might want to NOT overseed to keep the lawn healthy. He gives more details. Listen!

Recommendation - Rosie is going to make a personal visit to give some suggestions.

• George - His drip system is leaking and his mesquite tree is bending down almost to the ground after the latest rain. What should he do?

• Diane - She bought a historic home and an added room with aluminum siding. The recent storm damaged the siding and can they fix it temporarily or what does Rosie suggest they do to cover the surface?

Recommendation - Make sure they check their homeowner's insurance policy to see what it covers. Rosie likes hardy board and gives a few of his preferences.

• Lee - His roof is leaking and has been given 3 different stories. He wants a 3rd party observation to know what to do.

Recommendation - Rosie will stop by after hearing Lee's story. Our goal "is to be every Arizona Homeowner's Best friend" We'll set him up.

• Mark - His tile roof broke off and he resealed the clay tiles back up himself. Will that be okay?

Recommendation - It all depends on how tightly it was sealed and it can be an issue with the extreme heat. As long as he used a sealant made for high heat and installed properly, he should be okay.

• Johnny - What can he do to get his H.O.A. to start paying for the repairs the current damage to the property?

Recommendation - Rosie would write an official letter and start circulating the information to his neighbors to take to the H.O.A. Make sure they know you're taking the legal steps to make sure they do what they are contractually obligated to do.

• Haikeem - His home has major plumbing damage from a leak in a plumbing pipe in the walls when the home was built 19 years ago. His insurance won't help him after the claim. What should he do?

Recommendation - This is a pretty common situation. The insurance company is claiming "Neglect."  Clay would get the company that cleaned up to write their formal opinion and send that to his company. If that still doesn't help, Clay would get the Department of Insurance in Arizona involved if they won't help.

• Gretchen - Her flat roof was severely damaged in the latest storm. She even had her ceiling cave in. Her insurance adjuster is coming tomorrow and wants advice on what to ask him and if different parts of her home are covered?

Recommendation - Clay & Rosie walk her through the types of questions to ask. Read your insurance document first. Secondly, reach out to a contractor and have them walk through while the damage assesment is happening. Make a list of all the things you need fixed. Take pictures! Lots and lots of pictures.

Clay breaks down a step by step process when something happens:

1. Stop the damage from spreading.
2. Call your Insurance Agent.
3. Call a certified contractor so you get your own independent estimate costs.
4. If the two bids are way off, have your independent contractor send an itemized list and letter to cover the costs.
5. Be patient as the process gets going. This is a long process.
6. The last step would be getting a 3rd party appraisal to settle the differences and mediate an outcome.
