Joelle Kahn discusses what she considers most when buyers are looking for a home starting with a price point.  Plus the current market conditions regarding the most popular price point that could lead to a bidding war.

Look at the outside first before walking in.  Look at drainage patterns.  

Carry a flashlight for dark corners, garages, laudry rooms and such.

Inspection reports aren't good or bad.  Using the information to make a timely informed decision.  Including if your major systems need repair or replacing.

Joelle's biggest issues on a home inspection are roof and A/C units.

Negotiating between buyer and seller helps with a good realtor.

Inspections are just as important for new builds than existing homes.  And a good realtor is a must looking at new builds and resales.

Arizona law says you're allowed to bring your own home inspector on a property for sale.

Inspectors are an advantage looking at rough construction on new builds.
