CALLER:  Has a jacaranda tree with chutes growing at the base.  Wants to know if those are cut off, the tree will grow faster.

CALLER:  Had a sisoo tree cut down except for the stump.  Used root killer on it but still getting growth.  Suggestions on removing it.

CALLER:  Question about using manure.  Buy from a store or fresh for fertilizing.

CALLER:  Has a ocotillo fence and wants to know how often to water it.

CALLER:  Describes a 1961 home with no insulation.  If they replace the windows and insulate walls and ceiling, how long would it take to recover savings.

Dave's recommendation for a first time buyer:  Observe and learn.

Joelle's biggest issues on a home inspection are roof and A/C units.

Negotiating between buyer and seller helps with a good realtor.

Inspections are just as important for new builds than existing homes.  And a good realtor is a must looking at new builds and resales.

Arizona law says you're allowed to bring your own home inspector on a property for sale.

Inspectors are an advantage looking at rough construction on new builds.
