Recommendation - He'll need to lift out the operable panel, lay it on it's side and take the rollers that are on the bottom to any Ace Hardware store and they'll usually be able to replace them. This is fairly common. Bring the old one to the store to match. Check that before trying to do anything to the track. Arizona Screen Techs can fix it too.

- John - He has paint peeling off the bottom of his block wall. He suspects his neighbor's over-watering and causing it.
Recommendation - It is definitely a water issue and is causing moisture to damage the paint. Dig the dirt out a few feet, reseal and repaint the wall to protect the block.
