  • Their orange tree has leaves on the outer edge, but the center is full of dead twings. Is that normal?

Recommendation - Yes! The leaves on the outer edge take in the sun and Greg talks about pruning methods and when to take out that dead wood and how much.

Caller:

  • Loren - How to deal with potted citrus plants on patios above ground?

Recommendation - The downfall for this is that you are dealing with heat on 5 sides instead of 1. It needs western shade for the afternoons. You can shade the pot and Greg talks about the pros and cons of it and why it's so hard to have success.

*Buying standard or dwarf varieties for different applications.

  • Dealing with rats eating your citrus....ways to combat them.

Caller:

  • Lauren - What is the best citrus variety for her south facing yard with western shade? Does Greg have a soil preference?

Recommendation - Many will do well, so go for what you like.  For soil, Greg likes Western Organics "Premium Potting Soil" and she can pick it up by going to the Urban Farm Site.

  • Greg recently had a conversation about bees and we discuss why we're losing bees, etc.
  • Planting fruit you enjoy is important. Why all that work if there is no pay off!?!?
  • Different fruits that ripen at different times of the year.

Callers:

  • Vickie - She has a mature tangelo tree and this year it has no fruit and wants to know if it could be that they had it pruned at the wrong time in spring?

Recommendation - That could definitely be the cause. If they pruned off the new growth with the fruit, then it wouldn't produce any fruit this year. Greg explains what happens & tips on limiting pruning.

*Dealing with grass lawns competing with fruit trees for water.

  • Ariel - His lemon trees leaves are curling and a dwarf naval orange tree has stopped producing after 10 years.

Recommendation - Greg would guess that it's planted in native soils with no basin. It needs to be in supplemented soil that will help it thrive.

  • Andy - He planted a few apple trees for his neighbor and they produced this year. They all still have all their leaves and wants to know if that is normal.

Recommendation - Yes. Greg refers to them as "semi deciduous." Some years they lose all of them. Some lose part of them. It can vary from year to year. 

  • Tom - He has a blood orange tree and has started supplementing the soil and taking care of it and now this year it started producing fruit. The fruit is pretty different from the bottom of the tree to the top. Is that normal?

Recommendation - This common and Greg talks through methods to getting consistent fruit across the whole tree, including watering, fertilizing and mulching, etc.

  • Janet - Her security door is starting to rust and after cleaning it up, she wants to know if she can brush on the paint and our tips on making look good.

Recommendation - She needs to find out if it's painted or powder coated. She'll need to take steel wool and cleaning off the rust. If some paint comes off, she can take it to a store to match it. She could also use a rust remover to stop the rust from spreading first. Brushing can be tricky, so she'll need to invest in quality paint and brushes. Listen to make sure  your sure on what Rosie recommends. Spraying is your best option if at all possible. She can stop in at Rockler Woodworking and Hardware for tips and products.

Callers:

  • Amy - She bought her home during the downturn and the value has more than doubled. The home is in desperate need of upgrades and they are ready to buy a new home. She has a lot of questions on remodeling, replacing the roof and if they should sell it or use it as a rental property.

Recommendation - If she's able to put a down payment, we'd keep the property. Listen as they go through all the particulars about the home and what she could make renting it out. We also discuss making improvements from a realtors perspective versus a remodeler. Avoid major changes that cut into your profits. She can reach out to the Gluch Group in Phoenix for advice we trust.

  • Melanie - She's been in her home for just over a year and she noticed a crack in the ceiling and had it fixed. When the cold weather came, it's back. They fixed it and it's pretty noticeable and has come back again. Is it weather related and is this just a "band aid" or should she contact the ROC?

Recommendation - She should put in writing all of the repairs that have been made since she's been in the home. Remember, that she has 2 years from the last repair, not the 1st time they came out. As far as waiting until March, that sounds reasonable. She can ask her neighbors if they are having similar issues. This is a good coversation for any homeowner to listen too. (It doesn't sound structural, but a design issue)

  • Hector - The water valves outside of his home are starting to rust and he wants to know what to use to get rid of the rust and what to use to prevent it in the future?

Recommendation - We discover he has a brass ballcock valve and should last about 20 years. It should not have rust, so look for water spray from a sprinkler getting it wet. We'll take a look at his pic and verify that he should be good to go moving forward.

2016 in Review: What Homeowners Wanted To Know

Caller:

  • Jim - He just put a backup offer on a home they really like. It's a 60 day wait and he wants to know if they should wait or put in a different offer before the market ticks up?

Recommendation - He can keep the bid in with that home with a contingency about purchasing another home if they decide to move while they wait for the other homeowner to get approved. This is a fairly common practice.

  • Sherry - (She's making a Jan D'Atri Recipe!) Her bathroom sink doesn't have an overflow hole and she's getting an odor coming up the drain now.

Recommendaton - After investigating, it's on the North side, so she can extend the exhaust vent pipe higher in the air.  She's a frequent listener and knew this was a possibility.

*Rosie getting some rating for his Italian Cuisine he made for the family....sounds good!

  • Doug - He wants to put AC in his 3 stall garage. He's been investigating and most of the units he's seen are 28 inches and wants advice on mounting it through the studs. (Or do they make them in a vertical style that would fit)

Recommendation - He can contact a Rosie certified AC partner and ask to buy the most inexpensive used unit that runs well that coming off a home they're working on. He could ask for a unit that was ordered incorrectly. Rosie explains why he love his mini-split AC unit.
