  • Beverly - She needs an expert to trim a pittosporum shrub for her. Can we recommend someone?

Recommendation - Jay investigates and thinks it might be a dwarf version, but she can contact any qualified landscaper. She might be able to contact Scottsdale Weed Control & Fertilization.

  • Rebecca - Her roses are leafing out, but there is still some snow on the ground. Should she prune them back now or wait till it's a true spring in her area?

Recommendation - John would wait a bit in her area. There is still snow and a chance of a freeze, so waiting is probably best.

  • Richard - Can you use cedar as part of his mulch on his garden?

Recommendation - Absolutely! John sells it at Harper's and it will help keep bugs away for an amount of time.

  • Jan - She just had her house painted and they "pretty much took off the backside of my tree." Will it recover or should she plant another one?

Recommendation - There's no way to know how the cutback will effect the tree, but she needs to cover the trunk with trunk paint if it's been exposed to prevent sunburn. She could have some protection since it is on the side of the house.

  • Valerie - Her evergreen tree has brown spots in different areas and looks like it's spreading. She can't see anything that would be causing it.

Recommendation - Without seeing it, it's hard to determine but small mites and bugs are attracted to evergreens. She needs to take a picture and take it to a nursery she trusts. She can call Chris at Vicente Landscaping.

  • What do you need to do to take care of a banana tree?

Recommendation - They can grow here, but they don't like our cold or hot/dry winds. They need to be protected but it can grow here with a lot of care. Lots of water and fertilizer.

Recommendation - Jay likes using granular fertilizer so it can be evenly spread across the feeder roots. In Sierra Vista area, March is about the right time to for application. He can get tips from Civano's Nursery in Tucson.

Recommendation - Yes! Be careful with any of the Lumber Liquidator varieties made in China. Find out if you have this and make sure it's safe.

*Rosie talks about a call he took from a homeowner this week and why this listener has issues with a builder. Remember to read Rosie's Consumer Guide on Choosing a Contractor.

  • Brent - His perimeter walls have water damage and he thinks moisture is coming up from the ground, not a sprinkler issue. What can he do?

Recommendation - He needs to make sure that the wall is still structurally safe before doing anything. It IS moisture  and he needs to protect the wall all the way down to the footing below the soil line. Rosie talks about the process and how it happens. Next, he needs to apply Eff Stop (masonry primer) all the way to the bottom of the footing. Listen to make sure you have all the details.

  • Mario - Which one is better for his kids room....Carpet tile or laminate flooring? There is a terrible smell that he can't get rid of.....

Recommendation - Rosie loves a solid surface with a rug over the top, so you can take it and get it cleaned once a year. Carpet tile is very easy to install, though. He could paint the floor with a sealer to get rid of that smell so it doesnt' seep up into his new flooring.

Rosie welcomes Michael Grubbs & Josh States, representatives from the City of Phoenix to talk building permits.

  • Pick up handouts on common projects and permit requirements.
  • Call if you have questions!
  • How "Flippers" caused building issues and are still causing problems.

Caller:

  • Janna - She wants to screen in her patio. Does she really need a permit?

Recommendation - We ask questions about enclosing it with walls or windows. Typically, this is exempt from a permit. If she added walls, electricity, etc. than she will need a permit.

*Enclosing patios and garages are very common and we discuss what is required.

  • A continuation on our conversation about enclosing a patio. A very common project in AZ.

  • Patty - Her father is 94 and she's seen ads for "Granny Pods" and is wondering if they are legal?

Recommendation - They're pre-built homes that just need to be hooked up to electric and water and it's ready to go. She needs to check with the zoning board to see if it qualifies as a second home or a guest home and than find out if it's allowed to have a second residence on her property.

  • We continue talking about Patty's question about a "Granny Pod" or other options for extra living space on your property.

Caller:

  • Kimberly - She just bought a home and the garage was converted into a 3rd bedroom and she isn't sure if it was even permitted. The garage door was sealed shut and drywall added. Should she go to the city to make sure it's legal?

Recommendation - She might be able to use an "as built" permit and sounds like it was clearly done without a permit. There are ways to bring it up to code and she needs to work with the city to get it done correctly.

  • Mike & Josh discusses the "as built" permit and how that process works.
  • Car port to car garage is one of the most common projects and it's not as easy as you'd think. We describe why and what goes into it.
  • Remember, the city wants to help you get up to code. Be proactive and stay safe.

Caller:

  • Phyliss - She lives in a gated community and one of the main entrances does not have a walking gate. She's concerned if there is an emergency they could get locked into the community. Who can she contact to make sure it's safe and legal.

  • Tom - He has a temporary wall in his garage to store tools and has electric outlets and is able to be moved and plugged into another outlet. Will it need a permit if it's not fixed?

Recommendation - It should be fine, but we would remove it if you were going to rent the property. *We talk about the garage and permit requirements.
