  • When do you cut back star jasmine vines?

Recommendation - You can general pruning right now. They aren't frost sensititive, so anytime is fine.  If it's a major cut back, wait until late winter or early spring.

  • A 3 year old fig tree keeps producing figs, but they get to about the size of a quarter and then fall off?

Recommendation - It sounds like a watering issue. Make sure it's getting a deep watering, not just a superficial drip every day. Listen as Keith explains what to to do.

  • They're removing 6 inches of soil from a Bermuda lawn....they want to keep the lawn but want to know if they'll need to reseed or are the roots deep enough to come back?

Recommendation - They might have a few roots, but they will have to reseed it. The best time will be when it temps get back into the 60's next spring.

Caller:

  • Ted - He is seeing a lot of little holes a couple inches deep all across his hardscape. What do we think it is?

Recommendation - It's hard to know, but it could be a ground squirrel or gopher. He can use a product by Bonide, called Repels-All. That should keep them out of your yard without harming them. 

  • Charlie - His lemon tree slowly died. He found termites in the trunk, but not in the roots. Can he replant another tree in that same spot?

Recommendation - Yes, that should be fine. Once you remove the tree, the area can be treated and then another tree can go in.  Keith likes using Bonide's Eight Vegetable, Fruit & FLower to treat the area.

*Why this is the time to be planting trees!

  • Irene - Her 20 year old chilean mesquite tree seems to be dying. How long should she expect it to live and what should she do?

Recommendation - After investigating, it's coming from the outer edges and moving in.  The best option right now is to give it a deep watering. It will need some expert eye. Listen to make sure you get the right tips from Keith.

  • AJ - He wants to put a grass lawn in his backyard. Should he buy the rolled turf from one of the big box stores or put seed in?

Recommendation - It depends on when he wants grass in the spring. The sod being sold right now is rye grass and would die out in the spring, so he just needs to decide what  he wants to do, but all options are on the table for him right now.  We talk through each option and what to expect.

  •  Dave - He has a few "fan like plants" growing in a planter and doesn't know what they are. Do we?

Recommendation - We would need to see a picture and there are several ways that the seed could have gotten into his yard.

  • Ray - He planted several Texas Ash and Red Push Pistache trees in November. They look and are doing great, but he wants to know how he should be watering them the rest of the season.

Recommendation - He can defiitely cut back on the watering during it's dormant season. It will need to be watered, but it can be every week or two with a deep soaking and he should be good to go.

  • Hector - He bought a home with a tankless water heater. He's normally fine, but once in a while he gets a few minutes of cold water instead of warm. Is that normal or should he get it serviced?

Recommendation - We'd have a plumber take a look at it. It sounds like it could have calcium build up.

  • Larry - He has an electrical question and needs our opinion on wiring according to code in his block home.

Recommendation - We answer his question off the air.

  • Alex - His friend tried to put something down the garbage disposal and it ended up plugging it. There is a bad odor now and he thinks that during a remodel, the clean outs got covered up. Is each drain supposed to have an exhaust vent?

Recommendation - Yes. They are shared sometimes, but since it's in the kitchen it could be done improperly. It might need a plumber with a camera to verify that there are no leaks.  Listen as Romey and Alex try to figure out his next step.

Caller:

  • Michael - He & his brother are looking at investing in property. He has 2 different appraisals and they have a difference of $50,000. What should he do?

Recommendation - It is a possibility that one of them was a bad one. There might be a piece of information the 1st appraiser didn't see or more time that the 2nd appraiser invested in the property. This isn't completely uncommon.

  • We discuss the overall way homes value is determined.

  • They refinanced 2 and 1/2 years ago and now the same company wants to refinance again. Is that common practice?

Recommendation - This is common. They know what the rates are and if they see a good deal, they would reach back out to refinance.

  • Discussing specific rates and FAH Loans, plus conventional loan options for refinancing.
  • Reducing terms could be a reason to refinance.
  • Other avenues for loans that could help you and offered by Galaxy Lending Group.

Callers:

  • Alice - She financed about 4 years ago and is wondering if at her rate (4.25), she should refinance.

Recommendation - It might make sense depending on several factors. Credit rating, how much is owed/paid off, property value etc.  It would take a very quick analysis.

  • Andrew - He's had 3 different credit checks done under his name. He did not authorize it.

Recommendation - This is defintely NOT OKAY. He'll be able to see who did the inquiry on his credit report and he should get that done & get an explanation.

Caller:

  • Dori - She is 83 and wants to sell her home and buy a new one. She wants to buy the new home before she sells the 1st. How can she do this?

Recommendation - Her income would need provide enough to pay for both homes.  There are low down payment options too. Listen as Harold talks her through all her options, including a reverse mortgage.
