Callers:

• Dwight - He has a tipu tree where the bark around the base is loosening and wants to know why it happened?

Recommendation - It could just be sun damage and it could've hardened the bark, causing it to fall off. It's unusual and he should take a photo to an arborist to make sure he has the correct diagnosis.

• Richard - The top of his eucalyptus tree looks like it's dying off. He wants to build a treehouse and will it be okay to use this tree and does he need a permit?

Recommendation - We're not sure on the legal issues, so check with his local municipalities. It should be a sturdy enough tree to hold the structure and his plan sounds good to us!

Tree Tips of the Month:

• Now that summer extreme heat is on the way out, you can trim some of  your more sensitive trees and give a second pruning to trees your aggressive trees trimmed in the fall.
• Fertilize time again too! (Especially, if you only do it once a year)
• John talks about "Texas Root Rot" and why it's prevelant in AZ right now. 

Caller:

• Johnny - His 7 year old grapefruit tree has been pouring a lot of sap on broken limbs, but it is producing new growth around the base. What can he do?

Recommendation - We'll answer it in the next segment......

Recommendation for Johnny - If sap starts showing up on citrus, it's a bad sign. It could be a bacterial and fungal problem, but in citrus the soil conditions can be the root cause (Pun intended) Listen and if this describes you, call a certified arborist.

• John is seeing a significant increase in questions about damaged bark on trees.
• Is it bugs or rodents? Discussing roof rats, squirrels, etc.

Callers:

• Loretta -Her nectarine tree is losing leaves and she's seen an increase in sap like the last caller. 

Recommendation - It sounds like sunburn. There is a lot of that, because of the last 2 extreme summer heat. John also talks about a few other issues it could be & her options on saving it.

• Dee - She wants to know how her mulberry tree should be pruned and treated?

Recommendation - Mulberry trees need to be pruned in December or January during it's dormancy state. John describes the rules to keep it down in size and tips on growing it healthy in the longterm.

Callers:

• Shelly - Her cypress tree has "bag bugs." What can she do about them?

Recommendation - It's an issue that is specific to the elevations of your home. John doesn't deal with it in the Valley and she'll need to find an expert in her area of Globe, AZ.

• Tammy - Her 16 year old ash trees have stopped producing leaves on the interior branches. Is that normal?

Recommendation - When trees mature, sometimes the interior branches just die off. It's a natural process and could be normal, but getting some pics to an expert is always a good idea.

• Patrick - He just bought a house with a flat roof. Is there a company that can convert it into pitched roof and can make some additional structural changes? Also, he has flood irrigation. Should he let his winter lawn do dormant or reseed it. What is standard?

Recommendation - Not many homes do a winter lawn if they flood irrigate, but we'd have him check with Jay at Harper's Nursery & Landscaping Company. For the roof......it can be done and he can get an estimate in his area from TWD Design. Build. Remodel.

*Rosie talks Patrick through how they put a pitched roof on his current flat roof and some of the benefits he could incorporate.

Caller:

• Carrie - She bought a home 3 years ago and he did a lot of the work himself. He put an attic in the ceiling with a drop down door. She can't get the work signed off on, because their is no permit for the work. What should she do to get it legal?

Recommendation - She needs a structural engineer to get the work done and she's done that. She can call the city to get an inspector out to look at it. She needs to ask about "The coming clean clauses."

*Carrie is worried they'll look for other issues in her home and Rosie talks about how their main goal is to focus on why they called her out to her home.

Caller:

• Matt - The seams are pulling away from the studs on his home. How can he repair this without pulling it all down and starting off?

Recommendation - It needs to be taken care of immediately to avoid any further deterioration. They need a good coat of paint and he could have the Arizona Painting Company out to get an estimate on fixing it. It sounds like a paint issue to Rosie.

Callers:

• Rick - He can't cool water in the summer in his manufactured home...what can he do?

Recommendation - Rosie talks about how using an extra water heater that's not functioning to just let the water sit in it to cool off indoors before it gets to the tap.  He could call Water Treatment Technologies to see what they have for options.

• Gordon - He has had 3 different roofers come out to his home. 2 have recommended stripping it completely down to the sheeting and the other recommended replacing the bad shingles and letting it go another couple years. How does he know what the right decision is?

Recommendation - A lot of roofing contractors will base it on whether or not they want to own the warranty. It's not unusual to have a 20 year roof last up to 30 years. If he trusts the roofer, "Let it ride!" Rosie will get some pictures to verify 1st.

• How we discover all the recent remodeling trends.
• That led us to articles on today's topic "Is the Open Kitchen Concept On the Way Out?"

Callers:

• Dave - He wants to hang something heavy on the side of his stucco covered home. How can he find a stud to put a hanger into?

Recommendation - Since the home is new, he can probaby ask the builder about the studs, but a good electronic stud finder should be able to do it too. The framers across the street from his home might be able to help too. Rosie also talks through finding it himself using a drill and a nail.

• James - He's getting some flooding in a portion of his home that was remodeled and sits below the carport slab. What can he do besides filling in the slab?

Recommendation - He needs to start with landscaping, but gets into a similar project he tackled in Tucson. You need to listen to get all the details.

• Jennifer gives her input on the "Closed Kitchen." Just like most of our listener's she's not a fan!

Caller:

• Bill - He has two corner windows that need to be replaced. Would it cost more or less to put glass block in the opening?

Recommendation - It should be comparable and sometimes they can be installed as standard size to fill it up. He can start by calling Freelite, Inc. or JLC Enterprises to get an estimate. Otherwise, he could have a mason like Heser Masonry out to put the block in.

More On Closing Up the Kitchen:

• It's unanimous online, no one likes the idea.
• Who's driving the change? Empty Nester's, apparently, to make it more formal for entertaining guests. 
• Parents also like it for the simple fact that they can walk into their home without having the first thing they see be a dirty kitchen.

Callers:

• Frank - He wants tips on safely removing a cast iron tub from his home?

Recommendation - Rosie describes the process on how he'd do it. Proper clothing, gloves, eyewear and in clothes that can get dirty. It's a messy and tough job! 

• JoAnn - She can't seem to get her 70's era windows clean. Any ideas?

Recommendation - She could just replace the glass, otherwise Rosie talks through removing the calcium buildup. It'll require single edge razor blades, dawn dish soap, a spray bottle and a lot of elbow grease. It's not easy!  WARNING - Don't use the wrong side or you'll scratch the glass. We also talk through some other options.
