Caller:

• Greg - He's using the manual lever on his irrigation because the timer is broken. After some work was done at his home, the sprinklers don't pop up and spray anymore. Could something have been shut off to decrease the pressure enough?

Recommendation - Jay thinks that if he has a seperate pipe running to the irrigation valves from his vacuum breaker, there could have been a valve there that got turned down or shut off accidentally so no water is getting there.  Sometime the flow control valve coud have gotten tweaked too.  Make sure all the valves leading to the box are all open.

Letter from a Listener:

• Dave - Why are most lawns square, but all sprinkler heads spray in a round pattern?

Recommendation - Not all heads don't spray in a circle pattern.  There are adjustable heads that can work to cover specific areas to avoid over-spray.

• We are getting close to fall planting, so take the next few weeks to get your soil ready for planting seeds in August. Do it in a few steps to avoid staying in the heat.
• We discuss keyhole gardens & starting small before you master gardeining in Arizona.
• Tower gardens and raised beds make it easier to work on your plants in the garden.
• Determining the space you'll need to grow specific plants.
• Pollinator gardens are big now to attract bees.

• If you're using a drip system for 5 hours, how many times a week should you let that go?

Recommendation - You need to measure the output of the irrigation heads to determine how many gallons are being put out. Jay talks through the math.  Next, you'll need to figure out what plants you are watering and if it's summer or not. There is no blanket answer for this.

• A recent poll says 72% of homeowner's are planning a home improvement project in the next year.
• New home improvement loans out there could benefit you.

Caller:

• Tony - His new AC system is creating a lot of dust in his home and was told that he needed another intakevent and now that he's added it, there is even more dust. What should he do?

Recommendation - It's usually a bad seam or connection in the return air system. He'll need a pressure test done on his entire system. If it's leaking out somewhere, it's leaking in, it's taking in the dust from the attic and other places and distributing it throughout the house.  Have the company that installed the system come out and do the pressure test to determine it. If they won't he can call REEis Home Performanc & Air Conditioning or Green ID to get a whole home energy audit. If they find an issue, they can use AeroSeal to seal it from the inside-out.

Email From a Listener:

• Rosie was asked about attic fans & he reiterates that this is NOT smart and explains why.

Caller:

• Jim - The humidity in his home is higher than it is outside at 30 percent. Is that normal?

Recommendation - This time of year, with the home sealed up as tight as it is, that is fairly normal. When the humidity gets to about 50% or more, it's usually a unit that is too big or you could be keeping it a little too warm in the home.

*Rosie gets into a bigger conversation on AC & common issues homeowner's are experiencing.

Callers:

• Diane - Her home's block has holes in it and some are big and she thinks they need to be filled in. Should she fix it?

Recommendation - Since it's not near the bottom, it doesn't sound like moisture is causing it. We'll need to see a photo to determine the cause. Joe at Oldcastle Superlite could probably help us determine it as well as Marvel Building & Masonry Supply or maybe Adobe King in Tucson.

• Tom - His dryer vent has been clogged for a while and he's considering cleaning it from the outside, which would require some stucco repair or rerouting it so it's a straight shot. Who should he call in Tucson to take a look at somoething like that?

Recommendation - If he was in Maricopa County, he could call Dryer Vent Wizard, but in his situation, Rosie might get a blower to blow it out himself. Rosie describes it. Otherwise, we'll need to do some other research to run a new line.  He could start with Intelligent Design Air Conditioning & Heating or Temperature Control Inc. to take a look.

• Larry - He's in the home for a new AC unit, but the 3 companies he's had are recommending  staying with a 5 ton unit, even though his home is only 2,100 square feet. Is that right?

Recommendation - None of them have done a pressure test, so he hasn't had the right contractor out there yet.  It sounds like it's way too much AC for the size of home. His bills won't go down too much with what he's spending, but it still sounds like he is getting to big of a unit. Call a Rosie-Certified company in his area.

Callers:

• Max - He found ants all over his bathroom vanity this week. Now, he's found them in his kitchen and found them coming in through a break in his grout outside of the home. What should he do?

Recommendation - He doesn't have any other cracks in the walls to worry about and it sounds like it's structurally sound. He could just treat the ants with Amdro ant bait or call a Rosie-certified exterminator in his area like Blue Sky Pest Control.  It may not be worth the money to fix the minor crack he's talking about. He could tape some saran wrap over the crack for a week to determine if there is moisture getting in. If there is a lot of moisture, he may need to do something about it.

• Annie - She has hard-wired smoke alarms and they are all going off. What should she do?

Recommendation - She can call Jerad at Tekna Security to get a suggestion or have him come and fix them.

• Brian - He's been putting elastomeric coating on his roof and wants to know what we think of it.

Recommendation - It depends on the substrate that's on it. Adding a fiberglass mesh coating will help ensure a good seal and coating.
