Recommendation - You need to create an environment for a healthy lawn. Water correctly. ( Go to Water Use it Wisely and Download their "Landscape Watering Guides"   To get rid of it, you'll need to use an herbicide and Bill talks through your options.

*We discuss the soil conditions and how to make it great for bermuda grass lawns. Soil prep, watering times and amounts, plus soil ammendments.

  • What to do with a lawn in a shaded area?

Recommendation - It's never a great option, but the most shade tolerant option is a variety called "TifGrand"

 * Jennifer likes the ground cover that she likes at John's house.

Recommendation - It doesn't sound good, considering it hasn't happened in the past. It has been exremely hot, but that could be a concern and the water is not getting enough water. She could get a certified arborist to take a look at it.

  • Lori - She wants to move the laundry room in her home and that would require moving plumbing lines into the attic. She's been told that's a bad idea, because they'll never get cold water.

Recommendation - That's basically true.  When the home is built, the plumbing usually goes under the slab, but once they break, it's not economically feasible to do that again. Rosie talks through a few options she can consider.

  • Sue Anne - What are the gloves Jennifer uses to pick prickly pear?

Recommendation - They're HexArmor Gloves and we love them! Here's a link to their site and many products.

Caller:

  • Paul - He's hearing a loud boom every time his AC unit starts up. It's waking him up at night and no one can seem to figure it out. 

Recommendation - We'll reach out to a Tucson Air Conditioning Contractor and get back to it later in the show.

  • Peggy - She tried to get a water softner installed, but was told her home wasn't plumbed for that and it would cost $2,000 to get it done. What else can she do besides a traditional water softner in the garage?

Recommendation - It sounds like the good deal she got could be made up by the installation on these lines. Rosie gets into water treatment and the scams out there.  She can reach out to Water Treatment Technologies to get a better opinion.

Back to Paul and his AC Problem:

Recommendation - We talk with Andrew with Intelligent Design Air Conditioning & Heating to see if he can help out.  He's dealt with this issue before and it's an issue with the compressor.  He can install a "hard start kick" to the system or add a refrigerant additive to lubricate the system.  It may just be a bad compressor that needs to be replaced. 

Letter From a Listener:

  • Dianna - What direction should the ceiling an go in the summer time?

Recommendation - In the summer the air needs to push the air down to make it feel cooler on your skin. In the winter you need to circulate the air up and down circulating the air pushing the warmer air down the walls of the room.

  • Deanna - In April she heard us talking about electronic recycling and wants to know what company she can use to get rid of some of her electronics.

Recommendation - It was Ken Colburn with Data Doctors and he recommended using West Tech Recyclers.

Callers:

  • Alma - Can she leave her hot water heater off in the summer and use that as cold water and just use the standard cold water tab that's coming in hot during the summer heat?

Recommendation - Yes! That's a great trick and leaving it off during the summer won't wreck the water heater. She'll just have to used to using the opposite handles during different parts of the year.

  • John - His AC system won't remove the humidity out of his home. It's stays at around 42%.

Recommendation - That's fine.  Anything between 25-45% is okay.

  • David - He just moved here and after his first monsoon, he found a leak and after removing the damaged drywall and insulation, he had some roofing issues and windows fixed and replaced. He still has some water coming through near the windows after all this. He doesn't know what to do.

Recommendation - Rosie investigates and talks about using elastomeric paint to seal openings.

  • His architect told him NOT to install lightning protection because it will just attract lightning.

Recommendation - His architect is wrong. It creates a "cone of protection."

Caller:

  • Carrie - She bought a home and after moving in, they discovered a small window had been covered from the inside and not the outside. Should she fill it in with frame and stucco?

Recommendation - There are certain codes that need to be followed and she'd need to be sure it is being followed.  She needs to take some pictures and take it to her city building department and make sure she knows what needs to be done to keep it legal.

Texts From a Listener:

  • Steven - Is it worth installing water pressure regulation valve. He has an outdoor faucet on his irrigation system and will it be a good idea because it keeps leaking over time?

Recommendation - We don't think the faucets are on the irrigation line, but yes the regulation valve is agood idea. Insurance claims won't be honored with too high  of water pressure in your home.  He can buy a pressure test gauge for under 10 bucks to know for sure. We describe how to use it.

  • Randy - He just got a building permit and it says to display it somewhere on the property. What does this mean?

Recommendation - It keeps the building inspectors from coming to your home to investigate. It needs to be visible from the street.

  • Lee - He wants to make his home more efficient. He's heard of home energy audits, but he's leary of them because he's worried they'll just come out and recommend a whole bunch of products.

Recommendation - That's fair. Not all home energy audit companies are the same. If he's skeptical, he can get a 2nd opinion. We discuss his overall options and setting proper expectations.

  • Ron - He has a "Load Controller" in his electric box..."What the Heck is that!!!"

Recommendation - A load controller is designed to control  homes with two AC units from kicking on at the same time and then you'd be charged the highest rate for the month by the utility company.  Listen to make sure you understand.

*Rosie talks about the technology that's come around over the last 30 years. New computer technology from Advanced Home Systems manages your home is a great way to save money.
