Brutal heat has stressed gardens.  But bermuda grass lawns grow well with proper watering.

Best thing to do is plan ahead during the heatwave.  Jay discusses what you can do over the next month.  Pull out weeds, turning over dirt, composting, getting the space ready to plant.  Then decide on planting what you enjoy eating.

Increase of people camping in the high country to escape the heat.

Rosie is joined by Bruce Stumbo from Rosie Right Design. Build. Remodel. to discuss things to consider about gaining space in your home without adding to it.

Focusing on improving the space in your garage.  Adding insulation and cooling by installing a mini split.  

Evaporative coolers were the way to cool garages and had some advantages for the car in the garage.  Until the mini split came along.  Cost less to air condition that evap coolers running 24 hours a day.  Plus its ductless!

Opening up existing garage space costs way less than building and addition.

CALLER:  Had an air conditioner replaced 4 years ago with various repair issues that she explains in detail.  She's questioning if the repairs are worth the cost.

Discussion of creating space by removing a load bearing wall.  Usually found in the center of a home that supports the roof.

How to determine if a wall or structure is load bearing.  Rosie explains the preparation involved to remove it.

A beam is installed to carry the weight of the ceiling and roof.

It can transform the space.  The cost factor depends on some of the extra improvements to consider like lighting, replumbing and smoke detection system.  It can come to half the price of adding square footage.

Discussion of converting the carport to a garage.   Its more involved when it comes to permits, codes, electrical, windows, doors and manditory fire separation safety.  A whole different standard.  Yet still cheaper than building a room addition.

CALLER:   The condensate line from the old air conditioner ran into a bathroom vent which is not code.  New air conditioner line drains into a gutter.  The downspouth has quite a bit of water near the house.  Suggestions to move that water elsewhere.

TEXT:  Can you recommend replacing a central air conditioning system with mini splits for the whole home?  And what about heat?  Rosie and Bruce detail things to consider.

CALLER:  Has a home purchased from a previous owner.  They enclosed the carport as an extra room.  Noticing water seeping into the room.  The wall was build over the driveway.  Is there any sealant to apply and prevent it?

CALLER:  Has their own well water with two 2500 gallon storage tanks.  The plumbing to the house is about a foot underground.  With the extreme heat, the water is warm to hot.  Can they turn off the hot water heater?  And how to store cooler water?
